A tailored schedule identifies the deductions available for your property.
The essentials
A tax depreciation schedule identifies deductions that may be available for an income-producing property.
Your schedule records eligible building, improvements and asset costs for your accountant to use at tax time.
Every time tenants walk across the carpet, use the appliances or operate the air conditioning, those assets experience wear and tear. The building itself also ages over time. Tax depreciation recognises this decline in value.

Understanding your deductions
Potential deductions generally fall into two categories.
Capital Works
Plant and Equipment
The deductions available depend on the property, its construction history, ownership circumstances and applicable tax legislation.

More properties qualify than you may think
Valuable deductions are not limited to brand-new properties.
Older properties
A property does not need to be brand new to attract valuable depreciation deductions. Some construction and renovation costs may qualify for deductions, depending on when the work was completed.
Our Quantity Surveyors inspect the property to identify eligible work and estimate its value in line with ATO requirements, helping you claim the deductions available.
Previous-owner renovations
Previous owners’ renovations can be a valuable source of depreciation deductions. You don’t need to know what they spent. Eligibility depends on when the renovation was completed.
As part of our service, a Quantity Surveyor identifies eligible renovations, estimates their construction costs and includes the available deductions in your schedule.
Don’t rule your property out before we have looked at it.
Find out what your property could claimHelpful Answers
Yes. Even if a property is older, eligible renovations or improvements may still provide deductions. The work's age and type affect what can be claimed. Our Quantity Surveyors assess the property to identify any eligible deductions.
